Does FSBO Work? by Karen B
For Sale By Owner Can Take a Long Time
For Sale By Owner seems like a no-brainer. Put a sign out on your lawn, run a few ads in the paper or on the
internet and voila, you have sold your home and made more money by not having to pay a commission. The
reality is quite different. With FSBO, you are doing all the work of the entire process.
Realtors Bring in More Traffic
MLS stands for Multiple Listing Service. This is used by realtors to let each other know what real estate are
available in any given area. Buyers prefer to use a realtor so that they can see the most options possible. When
you sell it your self you are not listed on MLS. Therefore, it is difficult for prospective buyers to find your property
as most depend on a realtor to help locate property, and agents depend on the MLS to find listings.
Real Estate Agents Have More Time and Resources
Unless you work from home, you may want to consider listing with a broker. It takes quite a bit of time to sell a
home, there is marketing, returning phone calls to buyers and realtors besides getting your home ready for sale.
In today's over saturated housing market, the experience and wisdom of a veteran realtor can mean the
difference between a quick sale and your house sitting on the market for months. Realtors have access to all the
newest and best advertising and marketing tools for showing your home to the largest pool of buyers. Every
realtor in the area has access to the homes listed for sale on the MLS. Besides their know-how and contacts,
realtors earn their commission fees through marketing and advertising your home.
Realtors Offer Expert Advise
Realtors know what types of repairs should be made before putting your house on the market for sale. Easily
fixed flaws that are noticeable on walk through of your home can change your bottom line significantly. Owners
don't often see the flaws in their home - it often takes an experienced and objective outside eye. Realtors are
also trained to show your house in its best light. What you take for granted they can highlight to the buyer. What
you think is a great feature may turn off potential buyers. Realtors can manage the required paperwork legally
sell the property.
Buyers Favor Using Realtors
Buyers are usually not at their ease in the company of the home seller. If there is something they don't like and
the owner is saying how terrific it is, the buyer might be more apt feel uncomfortable and walk away from a
potential deal. A good real estate agent knows how to read the buyer to get them to state their concerns, so that
they can overcome objections. Buyers don't want to hurt your feelings, so they will likely make an excuse and just
walk away. An agent will have a more impartial eye and can address the potential buyers' issues and doubts in an
unbiased manner.
In conclusion, some home buyers believe that For Sale by Owner is an unreliable arrangement which may not
work out and tend to avoid this type of sale. Many home buyers prefer buying a home with the security of dealing
with real estate professionals.
Going with a realtor is usually a better option for those hoping to sell quickly.
